Overview
Miller Ranch is a prime example of combination hunting and cattle grazing property. While Miller Ranch is primarily typical South Texas brush there is ample grazing for 100 head of cattle. This ranch has been crossed fenced into 3 pastures with cattle guards allowing for easy passage through entire property. There are also gates along the perimeter fencing to allow moving of cattle between pastures. A new set of cattle holding pens allow for the trapping of cattle for working. Perimeter fencing is in good shape. There are 2 wells with one supplying water to each of the pastures ground ponds. The additional well has electricity but has not been connected. Miller Ranch has white-tailed deer, turkey, hogs, dove and quail and there have been 2 young Nilgai bulls and a Nilgai cow spotted regularly.
Location
Located just north of the town of Premont on US Hwy 281 North makes it convenient for a great meal at the Oasis Restaurant and for supplies several shopping venues. There is over 2 miles of frontage on 281. The property can also be accessed on CR 434 on the north and CR 421 or 8th Street on the south.
Wildlife
Ranch is lightly hunted with mainly cull and management buck harvested this past hunting season. One trophy was taken scoring in the 160’s. Other species such as turkey, hogs, coyote and bobcat and the occasional Nilgai along with seasonal hunting of dove and quail round out the yearly hunting opportunities.
Water
Water is supplied to the ground ponds in each pasture by water lines from one of the 2 water wells. Second water well has electricity but is not currently hooked up.
Habitat
The ranch is primarily an old-growth brush of primarily black brush, mesquite, Texas persimmon, and catclaw. It has created a refuge for wildlife that utilize the thick brush for cover. The soils are sandy and sandy loam over most of the ranch.
Improvements
There are no physical improvements on the ranch allowing for you to build the hunting cabin or lodge of your dreams.
Minerals
No minerals are owned by current owner. There is some production with 2 tank batteries on the ranch. There is light oil field traffic and with mowing of roads to wells.
